Masterplan Vision

A human-scale community where sustainability, inclusion, and everyday living flow together seamlessly. At its centre, a beautifully restored 1800s stone house sets the character of the place — inspiring a village filled with charm, authenticity, and a true sense of belonging.

Blending heritage, wellness, nature, and world-class design, the masterplan shapes a vibrant, connected district crafted for modern life along the St. Lawrence.

Land Area

The masterplan spans 75 acres of prime riverfront along the St. Lawrence River, thoughtfully organized into three signature districts:

Density & Built Form

Designed as a complete community, the plan accommodates up to 4,000 residential units, with building heights transitioning from 3 storeys in the north to 26 storeys in the south. This creates a compact, walkable neighbourhood supported by below-grade parking, connected streets, and a strong commitment to active mobility.

Mohawk Heritage

Cultural storytelling & interpretation

Trilingual naming
(EN / FR / Kanien’kéha)

Art, placemaking, and history woven into the landscape

Rooted in the ancestral territory of the Mohawk people, the project is developed in close collaboration with the Mohawk Council of Akwesasne.

Cultural storytelling, interpretation spaces, and trilingual naming (English, French and Kanien’kéha) will honour the history, identity, and presence of the Akwesasne community.

A future cultural interpretation centre will serve as a gathering place celebrating Indigenous heritage and strengthening cross-community connections.

Aviation Legacy

The site builds on its long-standing aviation role as the former NAV Centre, known for hosting national and international training programs.

It is home to the Canadian Forces School of Aerospace Control Operations (CFSACO), whose strategic military and aviation training legacy shapes the character and potential of the area.

This heritage inspires aspects of the masterplan’s design, public spaces, and future programming, celebrating Cornwall’s unique aerospace history.
